The Boston Street House was our first speculative project in collaboration with Build Modern LLC, a local developer and builder. Our goal was to create a place for modern living for a family with young children, a demographic that was growing in the neighborhood. The site is situated on a sloping lot near Magnolia Village, with territorial views overlooking Puget Sound to the west. To minimize ground disturbance and new concrete work, the existing foundation was left in place and structurally reinforced. The program mandated a minimum of three bedrooms on the upper level, including a primary bedroom with an ensuite walk-in closet and bathroom. On the main level, we incorporated a large structural steel member into the overall aesthetic, allowing us to open-up the spaces that included a kitchen/family great room connected to the rear yard and a formal dining and living room located in the front of the house. In the basement, we introduced natural light through a large window well incorporated into the landscaping, a recreation room with stair access to the existing grade above and an additional guest bedroom. The roof structure was vaulted in the interior to provide additional volume. The exterior siding is a pre-stained, clear cedar, and the windows and sliding doors are a thermally broken aluminum system. The floors and stair are solid oak with blackened steel and glass railings, and the built-in cabinets are plain sawn American walnut.
