The Eyres House was our second speculative project with Build Modern LLC, a local developer and builder. With this project, we continue our commitment to designing custom quality homes for modern living for a growing demographic of younger families in our neighborhood. The existing house occupied a site along the top of Magnolia hill with panoramic views of Downtown Seattle, the Space Needle and Puget Sound. The developer wanted to add a second story, open up the main level, while preserving the old-world charm, including the steeply pitched roof and tall windows that are characteristic of a classic Tudor. Much like the Boston House, the program required a minimum of three bedrooms on the upper level, including a primary bedroom with an ensuite walk-in closet and bathroom. On the main level, we transformed the existing floor plan by gutting the interior walls, opening the space, and integrating a wood and glass custom steel, stairs to seamlessly connect the floors above and below. The strategic use of structural steel in combination with wood frame construction facilitated the expansion, which included a kitchen with an eating nook, a formal dining and living room and a private office/guest bedroom. In the basement, we thoughtfully incorporated a large window well into the landscaping to infuse natural light into the recreation room. The exterior materials combine brick that was original to the existing Tudor house, juxtaposed with a modern aluminum wall panel, window and roof systems. The floors and stair are solid oak with blackened steel and glass railings, and the built-in cabinets are quarter sawn American walnut.
